Document review
The full documentation opens for your review — title chain, encumbrance certificate, RTC, and survey records. Bring independent legal counsel if you want a second opinion. Every document is available. This is the stage to ask every question — not after registration.
Registration
Registration happens at the sub-registrar’s office in the taluk where the land sits. The Sangam Farms team is present through every step until the title deed is recorded in your name.
Farm management begins
The field team is already on the ground. Planting, maintenance, and crop care start from day one. Nothing to set up, no one to hire.
Most buyers are based in Bangalore and cannot be at the farm regularly. The land needs to be maintained regardless of how often you visit. This is where unmanaged agricultural land runs into problems — and where the Sangam Farms management programme makes the difference.
Planting cycles, soil nutrition, irrigation scheduling, and pest management follow a fixed agronomy calendar. This runs continuously. Your presence is not required for any of it.
Crop earnings from your land fall under agricultural income — fully exempt from income tax under Section 10(1) of the Income Tax Act. What the land produces does not touch your tax.
Fencing, borewell, irrigation lines, and road conditions are checked and maintained on an ongoing basis. If something needs fixing, the team sorts it out.
You get periodic updates on what is happening — crop progress, maintenance done, seasonal activity. Anything outside routine work comes to you before the team acts.
There is no required schedule. Some visit monthly, some quarterly, some only during harvest. The land is maintained either way.
